LOTS of contingencies - that the home inspector doesn't find anything horrible, that I get to look over the books for the condo assoc for obvious weaknesses, that there isn't anything nasty in the contract, etc.
In an ideal world, I could draw this out as long as possible, as my lease isn't up till September. But I'll make it work somehow....
UPDATE - it's going to take a day to get all the ducks in a row so he'll let the listing agent know that an offer is coming, I will sign and hand over documentation (proof of preapproval etc) tomorrow, and earnest money on Monday (have to wait for money to clear and then get a certified check).
