A couple of nice short-sale units in the same building just off Clark Street and south of Pratt, next to the Anixter center.
The 3rd floor unit is reasonably priced and in good condition. It has some wierd angled closets but I think that's part of the charm. Any issues seem cosmetic. Tuckpointing looks recent and the back porches were replaced a month ago. Lobby looks secure to leave packages, and only 3 units share the stairwell., which seems to have recent carpet. Need to find out more about the condo assoc finances and % of renters, but barring any surprises I hope to make an offer on that one soon. It's a short sale, 10k under my pre-approval and with reasonable assessments.

Living Room - windows face north

Looking from the kitchen towards the living room. Bathroom is on the right, bedrooms on the left.

Not a lot of counter space but plenty of room on the opposite wall for shelving or table. Fridge and stove are behind you.

Smallish but nice bathroom with whirlpool tub, window AND exhaust fan.
It is walkable to the Red Line in good weather and there are 2 bus routes within 2 blocks for when it sucks. Within 4 blocks are the police station, the library, a huge hardware store, the post office, and the smallish ethnic grocery where I buy Pepper-greens.
The 2nd floor unit in the same building is listed for 10k more and is missing the dishwasher and most of the light fixtures. It also has older windows, whish is kind of wierd. It's #3 on my list of possibles. If #1 can't work and the price comes down, it would be fine.
The #2 unit is further away - a block from Touhy and Western. It's UGLY - seriously, who paints the living room and kitchen salmon, one bedroom acid green and the second bedroom and the bathroom bright pink? Including the CEILINGS!?! But it's the same price as the #1 unit (though a little smaller) and with some cleaning and paint it might be okay. (The walls are filthy and the place reeks of incense.) This is a foreclosure.

I also saw 2 units in a building that clearly has some common area maintenance and finance issues. I'd rent there, but not buy. I also got to see how you can have a 2 bedroom with no living room! (very awkwardly). That one was just south of Devon, a couple of blocks from
seamstrix's old place.
So there are a couple certainly worth looking into further, and while I would like to get the wheels moving on the #1 unit it's not likely that it's going anywhere - it's been on the market since January!
