I’m CC’ing everyone involved so that we are all on the same page.

Dramatis Personae
Santiago – Agent – ReMax Signature North
Angela – Staff Attorney - CEDLP
Bill – Inspector – Platinum Home Inspections
Jon – broker - Professional Mortgage Partners
Wendy – frazzled prospective condo buyer

Current Status:
The original attorney review and inspection period will end tomorrow. Yesterday Angela requested extending that to the 23rd and she anticipates no problem with that. However, the inspection originally scheduled for tomorrow morning has been rescheduled because we don’t yet have written confirmation from the seller’s bank of the short sale conditions. Pretty much everyone agrees that this should be in place before I spend any money on an inspection.

I have been working with Jon at PMP, and he has received the loan package and supplementary documentation. He informed me yesterday that I have a rate lock at 6.36% and I continue to provide additional documents to him as requested.


What’s next
:
I have rescheduled the inspection for next Thursday morning 7/24 at 9AM. (I cannot get any time off work M-W) Bill expects that with a 9:00 time slot I should have the inspection report by 2-ish that afternoon. Angela will continue to work on getting the documentation from the seller’s bank, and probably all sorts of other lawyerly things I don’t know about yet.

Angela – Please get the extension to the 24th or 25th instead of the 23rd to allow time for the inspection.
Santiago – please let the listing agent know about the reschedule.
Bill and Santiago, I will see you next Thursday morning at 9AM at the property.
Jon – I faxed the executed recapture notice yesterday afternoon, and e-mailed the June Chase statement this morning.

Mine was complicated, to be sure. My realtor was sick of us by the end. I asked her to please tell me she'd had worse escrows in her MANY years of experience.... and she answered me with silence. *LOL* Ah well.

On the plus side, I'll hopefully be able to relax this weekend to some extent, because I really CAN'T do anything more on this until at least Wednesday. I have to trust that the people I've hired do their jobs.

Remember that unlike you, these people do this sort of thing every day and twice before breakfast. Really, it sounds like everything is fine, just not happening instantaneously.

Actually it's worse.

Sellers attorney is refusing to allow any extension and says that the seller's short sale agreement (which we have never seen) says they have to close by the end of the month. Even if I WANTED to, based on the fact that they didn't get me the contract until late in the day on the 11th, that's damned near impossible. Even my attorney went "Whut?"

Bleh.

Not sure if it's the seller, the seller's lawyer, or both that are insane.

"Let me be sure I understand here. You expect us to adhere to the terms of a letter that we have not only not yet received but can prove that we've been trying to get from you for 6 days now."

Also apparently "this deal has been out there for a while". Um yeah - I DID make the offer 6/17. But the sellers signatures on the contract are dated 6/25, and we can once again prove that we did not receive it until July 11th. Again with the "no" here.

On the plus side as well, it seems like there's no case of seller's regret or cold feet here: just a buncha complicated inter reactions, that several people of good will are moving forward on. There are often kerfluffles of timing and schedule coordination when there are so many hoops to jump through, but it sure seems like it's all moving forward, if only incrementally. Just keep breathing and it will work out in the end: no one wants it to fall through. The bank in particular probably just wants to get rid of properties into the hands of owners who can afford what they're paying.

That's my feeling as well. I just need to be sure that everyone is on the same page, and hope that the people I've hired do their jobs.
